Before Selling Your House

However, over the years we have found that their is a 5 Step Process that everyone needs to do before actually listing and ultimately selling their home and they are as follows:

1. Look for the perfect agent

As you get closer to selling your home, you really need to consider who you will trust with selling one of your most important assets. You will want to work with local agents that have a true understand of the local market, the correct pricing of your home and the industry as a whole. We recommend setting up an appointment to actually meet with your agent priort to deciding to list your home with them.

2.  Determine the listing price of your home

Determing the list price of your home can be a very painful process for many people. The reality with real estate is that nearly any property will sell at the right place. However, you property might be located in an area where homes have been selling at comparitively high prices. However, it is very important that you know that data that is availble so that you and your family can feel confident that you are listing your home for the best price (not necessarily the lowest).

3.  Gain an understanding of your local market

It is very important that you agent spends the time with you to help inform you about the true market conditions in your area. Although most of America has gone through a brtual recession, Oklahoma has proven itself to be a great place to live during the recession. The home prices in the Tulsa Real Estate market have remained consistent and have been actually raising in many areas. Do not discount your home simply because of something that you have heard on the local news. 4.  Get your home show ready

Whether we like it or not, most home buyers are looking to buy a home that is “move-in” ready. If your home needs paint, carpet, repairs to the interior, new light bulbs, small repairs etc…you will want make these changes before the potential buyers present them to your agent as issues.

Many buyers refuse to do any work when they move into their new house (which is understandable), thus small repairs can really hurt your final agreed upon price if they are not addressed before your agent begins showing your property.

5.  Keep your house clean for showings

Clutter can kill a showing. Buyers have to be able to see your home as a place that they can move right into to create their own new memories. If you are want of those individuals who has items cluttered throughout the house, it can actually make your home look smaller and less desirable to many potential buyers. Don’t make your house look small. Declutter your home and receive better offers on your house.
